Ardmair Bay Cottages

Here are our terms and conditions to ensure your stay at our properties is enjoyable and carefree, please take a moment to browse these prior to booking with us.

Provisional bookings can be made by telephone or by e-mail and thereafter confirmation in writing along with a 30% deposit – required before the booking is secured. Confirmation in writing along with the deposit is required within 10 days of the provisional booking. Final payment – we request that this is paid no later than six weeks prior to the rental date.

Cancellation – if you unfortunately have to cancel this will result in the 30% deposit being non-refundable.

A cleaning/breakages, deposit of £100 is required per cottage (not chalets), along with final payment. This will be refundable after inspection of the property and will be returned, subject to deductions if applicable, the week following the rental period. The return of the cleaning/breakages deposit is at the discretion of the owners.

Payments can be made by cheque, credit cards are not accepted. Cheques are payable to “Ardmair Bay Cottages” and should be sent to Ardmair Bay Cottages, West Terrace, Ullapool, Ross-shire, Scotland, IV26 2UU. Bank transfer is also available.

Check-in time is from 16.00 to 18:00 hours on arrival day unless otherwise arranged. Check-out time is 10.00 hours at the latest on departure day. Letting periods are from Saturday to Saturday (unless otherwise arranged, please contact us)

Key Collection. Keys can be collected from 16.00 to 18.00 unless otherwise arranged at: The Old Surgery, 3 West Terrace, Ullapool, Ross-shire, IV26 2UU and should be returned to the same address on departure day. On entering the village continue along Shore Street, pass the pier on your left and the Ferry Car Park on your right, turn right up West Lane, left at the top and continue round the corner onto West Terrace.

Dogs/pets are permitted by prior arrangement only. It is imperative that all animals are kept under strict control at all times given the high numbers of livestock and wildlife in the area. Special attention to cleaning of properties must be carried out by the occupiers prior to departure. It goes without saying that we must ask you to clean up after your pet, although preferably not in the garden for obvious hygiene, health and safety reasons.

Smoking – there is ample outdoor space at each property for smokers.

£1 coin-operated electricity meters are located in each chalet.  Croft Cottage, Top House and our Beach Cottages have electricity included in the rental price.  Meters will remain in our chalets.

Gas/Oil where applicable is included in the rental price. Fuel for open fires can be purchased locally.  Croft Cottage has a wood store within the garden and, when available, logs are available for use.

ALL faults, concerns, issues must be reported immediately so these can be rectified. Please do not wait until departure day to advise us of any problems, we’d prefer to sort anything issues out for you during your stay.

All properties including furniture, fixtures, fittings and contents should be kept in a like state of repair and condition by the occupier as at the start of the rental period. All damages, breakages etc must be reported. All properties must be left in a clean and tidy condition at the end of the rental period. Any properties left in an unclean state will be subject to a deduction from, or a non-refund, of the cleaning/ breakages deposit.
