Terms and Conditions
Here are our terms and conditions to ensure your stay at our properties is enjoyable and carefree, please take a moment to browse these prior to booking with us.
Bookings can be made online for Top House using the “book now” button on our website. We also take bookings for all properties by telephone or e-mail and these will be confirmed once a 30% deposit is received. A deposit is required within 10 days of the provisional booking to secure it.
Final payment – we request that this is paid no later than eight weeks prior to arrival date.
Cancellation – bookings cancelled within 8 weeks of arrival are non-refundable, subject to the owners’ discretion. Cancellations made more than 8 weeks before arrival will result in the 30% deposit being retained.
The property will be inspected upon departure and the owners’ reserve the right to apply additional charges for damage or breakages. Please smoke outside. Smoking within the property will result in a £200 cleaning charge.
Payments can be made by bank transfer, please contact us for the bank details relating to the property you have booked. Cheques are also accepted.
Credit and debit cards are accepted when booking on-line using the “Book Now” button for Top House.
Check-in time is from 1600 hours on arrival day unless otherwise arranged. Check-out time is 1000 hours at the latest on departure day. Letting periods are from Saturday to Saturday (unless otherwise arranged).
All our properties have key safes by the door. Prior to your stay we will contact you with the key code applicable to your stay to allow self check-in. Keys must be returned to the key safe prior to departure. Please always scramble the digits to the key safe when not in use and on departure.
Dogs/pets are permitted by prior arrangement only. It is imperative that all animals are kept under strict control at all times given the high numbers of livestock and wildlife in the area. Special attention to cleaning of properties must be carried out by the occupiers prior to departure. It goes without saying that you to clean up after your pet. Please do not toilet your pet in the garden for obvious hygiene, health and safety reasons.
Smoking – all our properties have a no smoking policy – there is ample outdoor space at each property for smokers.
Electricity in all our properties is included in the rental price.
Central Heating Oil, where applicable, is included in the rental price. Fuel for open fires can be purchased locally. Top House and Dal na Mara have a wood store within the garden and, when available, complimentary logs are available for use. The Otters provides wood fuel in the property and more is available on request.
ALL faults, concerns, issues must be reported immediately so these can be rectified. Please do not wait until departure day to advise us of any problems, we’d prefer to sort anything issues out for you during your stay.
In the event of an emergency, please contact the appropriate emergency service on 999 and thereafter let us know immediately.
All properties including furniture, fixtures, fittings and contents should be kept in a like state of repair and condition by the occupier as at the start of the rental period. All damages, breakages etc must be reported. All properties must be left in a clean and tidy condition at the end of the rental period. Any properties left in an unclean state may be subject to further charges being requested.
